Flat roofs, like shingle roofs, begin to leak when they are coming towards the end of their life cycle. Animal damage and poor installation can also cause leaks. Sometimes, poor design causes condensation which can appear like a leak.

When it comes to flat roofs, you have the choice of several different materials; all with their pros and cons. The best and safest option for residential flat roofs is a flameless solution (modified bitumen). A built-up roofing (BUR) is more suited on commercial roofs, as the setup is more challenging. Moreover, the odors created during a BUR installation, though substantially mitigated nowadays, can be uncomfortable for the home’s occupants.

The lifespan of a flat roof can vary, depending on when it was originally installed, and the quality of materials used and installation. Different materials all have different lifespans; however, a BUR or modified bitumen flat roof can last 15-30 years.

The time needed to install a flat roof would depend on many factors like the building’s size, what needs to be taken off the roof (for example, layers, roof system), railings/decking required, and ease of access.

It is possible to convert most pitched roofs to a flat one. The existing roof will need to be removed, and you will likely have to make structural changes to the building to produce a viable base for your new one. 

It is recommended you install shingles over any slope greater than 3/4:12 as per SOPREMA. Good practice for flat roofs is a minimum 2% slope. Generally, people don’t convert pitched roofs to flat roofs unless it is a low pitch roof, or they are changing the actual structure of the roof.

If you haven’t had structural changes made to your house, you should generally replace the roof with a similar type you already have, as your house was likely designed for it. If previously you had a flat roof, then you should be able to convert a pitched roof back to a flat roof.

You should get an inspection when you see excessive water pooling, as there may be a solution, i.e., a clogged drain or scupper. 

Flat roofs like shingle roofs, are protected from the sun using granules. If you see the color fading and the granules are ponding in the water, it could be time to replace the roof. 

Whereas you may be able to see damage to a pitched roof visually, flat roofs are trickier. It is important to have a flat roof inspected; a professional can tell by looking at things such as the condition of the membrane, seams, etc. if the roof needs to be replaced.

Also due to water pooling, it is important to maintain protrusions and have regular maintenance. In heavy rains water levels can rise and breach protrusions that have not been maintained.
