Challenge
The property’s existing flat roof had reached the end of its service life. The older 4-ply roofing system was no longer a reliable barrier against Toronto’s frequent rain, snow loading, and freeze–thaw cycles – conditions that can accelerate seam failures, trapped moisture, and gradual water infiltration. To prevent recurring leaks and protect the building envelope, the roof required a full replacement rather than spot repairs.
Solution
The team from Dominion Roofing completed a full flat roof replacement, removing the aging system and installing a modified bitumen assembly designed for long-term waterproofing performance:
Removal of Existing Roofing System
- Removed the existing 4-ply flat roofing system down to the appropriate base layer
- Cleared the work area of all removed roofing materials to prepare for the new installation
New Modified Bitumen Installation
- Installed a new 2-ply modified bitumen roof system
- Fabricated and installed new custom metal flashings around the perimeter of the roof
Watertight Finishing Details
- Ensured clean, secure transitions at roof edges and vulnerable tie-ins
- Completed final checks to confirm consistent coverage and weather-tight performance across the roof surface
Result
The building now has a refreshed flat roof system with a new 2-ply modified bitumen assembly that improves waterproofing reliability and durability. With the 4-ply system fully removed and replaced, the roof is better positioned to withstand Toronto’s seasonal extremes and provide strong protection against future leaks.
