Challenge
A residential property required targeted roof repairs due to several aging and leaking roof components. The existing plumbing stacks were old, deteriorating, and allowing water infiltration, making replacement necessary to help protect the roof system and the interior of the home.
The skylight was also leaking at the curb because there was no metal front pan installed to properly direct water away from the opening. In addition, the skylight glass required fresh caulking to improve the seal. Flashing around both heating stacks was loose and needed to be secured to reduce the risk of further leaks and moisture damage.
Solution
Dominion Roofing completed a series of focused repairs to address the leaking components and improve the roof’s overall weather protection:
Plumbing Stack Replacement
- Replaced two aging plumbing stacks on the upper roof.
- Installed the new components to help improve waterproofing around the roof penetrations.
Heating Stack Flashing Repairs
- Secured and fastened the loose flashing on both heating stacks.
- Reinforced the affected areas to help prevent future water entry around the chimney-style penetrations.
Skylight Pan Installation
- Fabricated a custom front pan for the skylight.
- Installed the new metal pan to help direct water away from the skylight curb and reduce the risk of leaking.
Skylight Sealing
- Recaulked the skylight glass to restore a proper seal.
- Finished the skylight repair to improve protection against water infiltration.
Result
The completed repairs addressed multiple sources of potential water entry, including the old plumbing stacks, loose heating stack flashing, and leaking skylight curb. With two new plumbing stacks installed, secured flashing, a custom skylight front pan, and fresh caulking around the skylight glass, the roof now has improved protection against leaks and weather-related damage.
