Challenge
A property was experiencing leaking around a roof drain, where the existing seal had deteriorated and required repair. Because drains are a critical water-management point on a roof, where high volumes of water pass, a leaking drain can easily allow moisture to enter the roofing system and the interior of the building.
While reviewing the affected area, Dominion Roofing also identified additional areas where routine maintenance could help prevent future leaks, including door thresholds, electrical boxes, exterior water taps, and flashing transitions at the Hardie board.
Solution
Dominion Roofing completed a targeted drain repair and preventative maintenance work to improve sealing around vulnerable areas of the property.
Drain Sealing
- Sealed around the roof drain using mastic and caulk.
- Applied Sopramastic sealant around the drain to help prevent further leaking.
- Reinforced the affected area to improve waterproofing at the drain connection.
Preventative Exterior Sealing
- Caulked door thresholds to reduce the risk of moisture entry.
- Sealed around electrical boxes and exterior water taps.
- Sealed the tops of the flashings at the Hardie board to help protect exposed transition points.
Routine Maintenance
- Completed additional maintenance while onsite to address areas that could become potential leak points in the future.
- Checked and sealed key exterior details to support better long-term weather protection.
Result
The leaking drain area was properly sealed using mastic, caulk, and Sopramastic sealant to help prevent further water infiltration. Additional preventative maintenance was also completed around thresholds, electrical boxes, water taps, and flashing details to reduce the risk of future leaks.
This project demonstrates Dominion Roofing’s ability to address active roof leaks while also identifying and maintaining vulnerable areas before they develop into larger issues.
